Buyers closed on three residential properties in Mendota Heights the week of April 11. Buyers are taking advantage of the slow market to offer less than list price for many properties. This can be a good strategy since lenders are starting to look at lower offers on bank-owned properties, but remember that there may be other buyers willing to offer a bit more. Low ball only if you are willing to lose the negotiation, not if you are in love with the house.
