House Hunt: Inventory Spikes in Mendota Heights

It takes more than one week to make a trend.

The Twin Cities Metro area added nearly 7,000 homes to the market in June, a decrease from the same month last year. Pending sales rose, which brought inventory levels down almost 16 percent to 24,873—the lowest number for a June in six years.

The trend flipped for Mendota Heights, which saw an increase in inventory, at least for a week.

Just-listed homes in Mendota Heights were up from three new listings during the first week in July to 10 for the second week.

Is it a trend? It’s too early to tell. But, many buyers are still waiting for a sharp decrease in prices and market bottom that many never come. Interest rates remain low, but if the country defaults because of the debt ceiling debate interest rates could jump leaving anyone who hasn’t locked in a rate having to pay much more.
